1. What is the MLS and how long will my home be on it?

MLS is short for the Multiple Listing Service. It is a computer data base of all the local agent’s listings. The listings include houses that are available, pending, sold, and even taken off the market. Since the MLS is a service that is available through computers, when information is changed it is instantly available to everyone. It is the number one tool used by agents in all areas. Your home will be listed on the MLS until it sells.

2. How can Seller’s Equity charge such a reduced Flat Fee?

The answer is volume. If you provide superior service and great value you will have many clients.

3. How successful has Seller’s Equity been?

Seller’s Equity opened in Las Vegas, Nevada in 2000 and has been ranked in the top two (2%) percent in 2004 and 2005. Our listed homes average 46 days on the market with a 98% ask vs. sold. In 2005 Seller’s Equity sold over 8 million dollars in properties.

4. How much will it cost to sell my property using Seller’s Equity?

You could actually sell your home for as little as 1% plus an administrative fee of $295.00 at the close of escrow. The price of your home determines the actual cost.

5. What happens if I find my own buyer? Can I save more money?

At Seller’s Equity we encourage our clients to find their own buyer because you do save more money. If you find your own buyer through your own marketing efforts, Seller’s Equity will handle all the paper work for a two (2%) percent compensation fee.

6. How long does it usually take to sell a home?

All homes eventually sell but Seller’s Equity knows that there are key factors when it comes to selling a home. One major factor is having your property listed in the MLS. Agents have been using the MLS for over 30 years to help find properties. It is one of the best tools you can use for exposing your property to the real estate market. 7. How long will it take to actually list my home and get it in the local MLS system?

A meeting with one of our agents takes about 1 hour and within the next 24 hours we can provide you with a professionally installed yard sign, a brochure for you to make copies for your brochure box, a lock box (optional), a consumer market analysis, exposure on the MLS with 24 digital photos and 12 digital photos on Realtor.com. We can also provide you with a virtual tour. During your listing we also provide you with full contract negotiations and monitoring of escrow activities during the escrow period.

8. What if I want to reduce the price of my home and it’s already in the MLS?

It’s very simple to make any changes to the MLS. After putting your request in writing, faxing or emailing it to us, we can have it changed immediately (within 24 hours). After we hit the “submit” button your listing will reflect your request instantly. You can always make changes to your listing whenever you need to.

9. Will I have a listing Agent or access to a Broker?

Yes, you will be assigned a listing agent to handle all the initial paperwork, all offers are submitted to us, your agent will review all contracts, suggest items to counter and prepare the counter offer for you.

10. Will anyone want to show my home if I’m listed with a Flat Fee Company?

Of course. Our company enables owners to save money when selling their home but there is still the buyer’s agent who will receive a 3% fee if they bring a buyer to you and close escrow.

11. What happens when potential buyers call regarding my property? Will they receive my information from the listing agent or can I expect to handle all showings and calls?

This is entirely up to you. We enable you to stay in control over your showings by having a lock box and setting up a system that works for you. You can have appointments by owner or just have agents call before showings. The buyer’s agent will provide prospective buyers with information about your home and call us for additional information

12. Does your company offer any other services for additional fees?

We do offer services such as open houses signs.

13. What is Seller’s Equity cancellation policy?

We believe in client satisfaction, if at any time you are not completely satisfied you may cancel at your sole discretion and be under no further obligation. This is useful for those who may change their mind and want to rent their property instead. All you need to do is put your request in writing and we will cancel the contract and withdraw your property from the MLS immediately. Provide however there is no pending offer from a Buyer and/or agent.

14. If I cancel my listing with Seller’s Equity, how much does it cost to re-enlist?

It costs nothing to resubmit the paperwork and access you back into the MLS.

15. Can I list online with Seller's Equity?

Yes, we have provided everything for you to get started, print the forms required for your market area and fax them back to us, upon confirmation that administration fee has been processed, we will overnight a lockbox and have a sign professionally installed. (Subject to install areas.) You will be in the MLS within 24 hours.
